We regularly study and analyze the rental market, conduct rental surveys, and review all available rentals in the area of your property. We discuss these findings with other property managers, and in return, they share with us their thoughts and findings. We have found this to result in minimal vacancies, while obtaining the highest rents for our clientele. 3. What Kind of Forms do You Use When Renting Out My Property?
As a member of the Honolulu Board of Realtors™ and the National Association of Realtors™, our agency utilizes all of the approved standard forms for leasing and sales of properties. All agreements are in writing. Additionally, we utilize our own forms that cover many areas that may be unique to your property. 4. Is There a Charge to Find a Tenant for My Rental Property?
A fee of 15% for the first month's rent for each new tenant enables us to provide professional service dedicated to finding the right tenant for your home. Additionally, we pay all of the advertising fees incurred. Each month there is a 10% charge for the term of the tenant. 5. How Do You Find the Tenant for Me?
With more than 20 years of experience, we have developed many successful means to finding the right tenant for you. We utilize classified advertising, the military housing office and website, the Internet, rental publications, and networking services with other property managers to find the perfect tenant for your property. 6. How Do You Screen & Qualify the Tenants?
Each applicant completes a credit application that is submitted to a credit service for the applicant's credit history. The report is reviewed for financial ability, punctual rent, and other debt history. Minimum income requirements are strictly enforced during the selection process. Additionally, we perform a criminal history check and a past rental history verification. 7. Will My Property Be in the Same Condition as I Left It Prior to Renting It Out?
When we live in a home as owner-occupants, we have a special attachment to the home, and it shows in the way we clean it, make regular repairs, and maintain the house in general. Outside of regular wear and tear, your home will remain clean. It is usually best to hire a yard service to come in on a regular basis to maintain it. 8. Do You Inspect the Property During the Tenant's Occupancy?
While the house is vacant, we check it every week and show it to prospective tenants. Once the house has been rented, we conduct a complete interior and exterior inspection every year and send you a complete report with our findings. 9. How Do You Handle Repair & Maintenance Needs for My Rental?
Tenants are provided with guidelines on proper maintenance and care for your property and its contents. We have licensed and insured vendors that provide high-quality repair services. 10. What Action is taken if the Tenant is Late Paying Their Rent?
In the event the tenant does not make payment by the end of the "grace period" indicated in the rental agreement. A delinquent letter is sent out on the fourth day, and the tenant has five days to make their payment. If they do not pay in five days, they will face contract termination. 11. How often do Evictions Occur & What Is Involved?
An eviction of a tenant is usually the last resort after all other attempts have been made. The eviction process to remove a tenant is a lengthy and costly process, and we consult with you with all of the details before we begin the process. 12. Do I Need to Maintain a Reserve Fund for Emergency Repairs?
We require that you maintain a $250 reserve fund for any emergency repairs. 13. Do You Pay My Maintenance Fee? General Excise Tax? Mortgage?
Yes, we will withhold and pay your maintenance and general excise tax provided you have the adequate funds for each month. We do not pay your mortgage. 14. When Should I Expect a Statement & Any Net Proceeds Check?
Each payment is processed by the 5th of the month or no later than the 10th of the month. 15. Will I Have All of My Records Pertaining to My Property Available to Me Upon Request?
The following records are retained and are available for you monthly or upon request for tax purposes. Rental agreements, tenant files, inspection reports, paid invoices, and applicable warranties, insurance certifications, cash flow, and income statements are required for the operation of your rental property. |
